The Chronicle of a Foretold Failure in Limassol.
An expensive absurdity has been unfolding for years in the Limassol real estate market.
The average buyer spends endless hours researching to buy a car worth a few tens of thousands of euros. They compare equipment, technical specifications, fuel consumption, and reviews. However, when the time comes to invest hundreds of thousands or even millions of euros in their home, logic disappears. The choice is made almost exclusively based on the lowest price. The “cheap” architect. The “economical” contractor. The “good offer”.
And that is exactly where the foretold failure begins.
The Responsibility of the Architect
The problem does not only weigh on the client. The architect bears an immense scientific and ethical responsibility. They are not merely the designer of an impressive building. They are the scientist who must protect the client from wrong decisions and dangerous compromises in quality.
Unfortunately, many today design more for their portfolio than for the owner’s life. They invest in photorealistic renders and impressive facades, neglecting functionality, proper construction, and the long-term durability of the building.
In Limassol, the coastal environment is relentless. Humidity and salinity do not forgive compromises in the quality of steel, concrete, or waterproofing. When the architect accepts “savings” that they know will lead to problems, they cease to be an advisor and become an accomplice.
The Responsibility of Contractors
The responsibility of contractors is equally serious. The overheated market has created a culture of greed, where many simultaneously undertake dozens of projects without the necessary technical staff or substantial supervision. Add to this the inability to correctly execute the “finishes”—with unskilled workers who do not know the proper technical procedures—and this leads to daily critical errors.

Different crews for aluminums works, others for electrical work, others for insulation or carpentry, operate uncontrollably within the same project without a unified responsibility and without technical coordination.
At that point, the “bomb” is not just dangerous – it is catastrophic. No one knows who is responsible for what, technical incompatibilities multiply, and the project turns into a chaotic field of conflicts, delays, increased costs, and defects.
Outdated Contracts and State Absence
Equally problematic is the issue of quantity surveying and the outdated contracts still used in the construction industry. The contracts are generalized, vague, and inadequate to substantially protect the client.
